Dwelling Coverage: Guaranteed Replacement Cost vs. Extended Replacement Cost

When speaking with your local insurance agent and exploring additional dwelling insurance coverage for your home, both Guaranteed Replacement Cost and Extended Replacement Cost are types of coverage that deal with the cost of rebuilding your home after a loss.. They differ in the terms of the level of coverage each provides.

Guaranteed Replacement Cost promises to rebuild your home to its original condition, regardless of cost, even if rebuilding exceeds your policy limits. If your home is destroyed, the insurance company will pay to rebuild it to its original size, style and specifications., even if the cost exceeds your Policy’s Coverage Limit due to a spike in labor and construction materials or due to a cost increase after a disaster. Usually, the cost of this Premium is higher than the cost of Extended Replacement Cost. As an example, If your home dwelling coverage is $450,000 and your home is destroyed, your home will be replaced no matter what the cost is to the insurance company.

Extended Replacement Cost provides more flexible coverage than Standard Replacement Cost, but not as much as Guaranteed Replacement Cost. As explained by NerdWalletExtended typically covers rebuilding costs up to a certain percentage above your Policy Limit, often 10% - 50% above the dwelling coverage. It’s a good alternative because it gives you flexible coverage usually at a lower rate then Guaranteed. In the same example as above, if your home dwelling coverage is $450,000 and you’re paying for Extended Replacement Cost at 25%, then the insurance company would spend up to $562,500 to replace your home ($450,000 x 125% = $562,500). 

The key differences are that Guaranteed is the most complete coverage, covering the entire cost to rebuild, regardless of amount, as long as it is consistent with the policy terms. Extended covers the cost to rebuild up to a certain percentage above your dwelling coverage, but it is capped and may not cover the full amount if the rebuilding cost exceeds that limit. However the policy premium will be lower. Each option has it’s own benefits, and the best choice depends on your needs, the value of your home, and your willingness to pay higher premiums for more comprehensive coverage.

So, which is better for you when you are looking for a home insurance quote? Guaranteed is the best option if you want peace of mind knowing that you can fully rebuild your home, regardless of the increase cost of construction. Extended is a good middle-ground option, offering some extra coverage above your policy limit, but with a cap, typically making it more affordable than Guaranteed.
